Life is full of risks. Sure, the probability of occurrence can be minimized to some extent, but rarely completely ruled out. Then you wouldn’t be allowed to jump out of the plane (or buy a house ...) :cool::D

Then you lower the repayment or sell. The other can go back to 100%... Often you can balance out a dry spell. And as already said: you don’t need a cleaning lady if you are unemployed.


That would have been it. The time of reflection is missing. Everything has to be fast... what if one of you gets burnout because of the family pressure?
The exit through sale is always there.

I’ve thought about that now. And yes, that’s probably true. Not so much referring to the house construction itself being too fast, but more as a general feeling about this phase of life. For us, stability has been over since the end of my studies. Everything chosen by ourselves of course, for example my husband’s second degree. But for us, career development, second degree, professional qualification and small children have all collided quite a bit. Maybe even more than usual, because I also see in our circle of acquaintances that many (even two-academic households) usually arrange the division of work differently. So actually one working 100% and the other 50%. For us, the burden may be a bit higher, even though together we “only” do 150%, but both of us are fairly ambitious in our jobs and continuously further our education, change jobs, take on leadership responsibilities, which of course also implies some overtime, where we are, thank God, flexible, but that also means that often work is done in the evenings when the kids are asleep. Often only one partner does that in the relationship and the other focuses more on the kids and works “on the side”. Maybe it’s just a general feeling of wanting to do justice to all areas.

My brother and his wife (computer scientist, doctor) have a condo, 160 sqm. Bought with a three in front, now diligently paid off, additionally increased in value by 100k€. But they do still glance over at a house now and then. There was one under consideration, not really a problem for the two of them, although it had a seven in front. They then decided against it for various reasons. But my brother said to me: what a luxury, we can also pay for the apartment here with just one salary! And he’s right – and the two of them are definitely the absolute exception.

Otherwise just build smaller? 210m2, garage, etc. are really not necessary if money is a concern for you. Even with 3 children, your plan sounds very generously calculated, which is certainly not absolutely necessary.

Yeah, that's the key adjustment. Five people don't need 210m² of living space, not even on a slope. And what exactly is the 50k garage needed for? Build 180m², skip the garage, and finance it comfortably.
