We have also already said that if it doesn’t work out again with the next bank, then we will change something about the costs.
We can definitely deduct a little more there.
Unfortunately, we cannot get a cheaper plot of land in our area at all. We are actually among the cheaper prices with the current one.
With a prefabricated construction company, we more or less "have to" have the building done, since both of us are not at home from 6 in the morning until 8 in the evening due to our quite long commute, and therefore we cannot take care of very much.
We are now trying to save on the bathroom, floor coverings, and painting work and are assigning these tasks to acquaintances who work in this field.

Instead of continuing to "artificially" reduce the construction sum, which is already tendentially set too low, you should better have a conversation with the funders about the reasons for the rejections, as previous speakers wrote. The construction management is done by the architect, for example, when awarding the trades freely. That alone would therefore be no reason to stick to a prefabricated house company.

Do you commute across the border for work? Not every bank may like that either.

I think it's because more than 100% is supposed to be financed. The gap between 400-450K€ is unclear. Valid breakdowns are needed. There are also banks that do not even finance 100% themselves. Or they assess the property differently, resulting in deductions. We experienced it ourselves; a bank did not want to use the purchase price but the (outdated) standard land value. Suddenly, a 70,000€ deduction.
