The thread is presumably resolved on the TE side. Therefore, Jules would like to give the well-intentioned advice to cancel the notary appointment and not try to force the project. It is definitely possible to find a bank, but with a good salary at a young age, there is no need to chase the construction boom or the interest rates, one can build up their own equity and approach building or buying a house calmly and thoughtfully.

The financing or concept preparation with the selection of the appropriate bank should be in the hands of an experienced and independent financing broker who takes you and your project individually by the hand.

Based on the information available, no one can really help further, also because some things are sometimes written differently than meant, or correspond to the facts on site, fulfilling the project.

It sometimes happens that one bank sees things differently than another bank; with 400 eligible banks, this should not be a problem, and an experienced broker recognizes based on the individuelle analysis of the initial situation and the processing of this what needs to be done or avoided.

An anecdote: Friends of ours bought a house in Belgium. Also cross-border commuters. Despite having a German employer, they could only finance through Sparkasse, all other banks and intermediaries flatly declined. "Belgium? No thanks."

I know this case is the other way around, but it shows that the topic of Luxembourg is not to be casually concealed, but is at the core of the problem. Plus all the other issues that face26 has beautifully listed.

Just out of general interest: How does unemployment benefit and child benefit work when you work in Luxembourg?

Luxembourg is not the problem of the OP. That is daily business for many banks. There will be other "problems" with the OP and his financing request...

As long as you live in Germany:
The country of residence is responsible for unemployment benefit. For the calculation, it is assumed that you earn the same gross salary in Germany and the entitlement is calculated based on that.
Child benefit: As long as one of the parents works in Germany, you primarily receive it from the country of residence. Then a small differential payment comes from Luxembourg because child benefit is slightly higher there.
If both work in Luxembourg, the entire child benefit comes directly from Luxembourg...

I also strongly assume that, especially since it is daily business for the banks there in the border area.
