A question regarding this: Does the second loan have the option for special repayments? What is your plan for when you have completely repaid the third loan after 10 years, where will the money go then?

No, it does not. The plan is to increase the repayment rate of the first loan component together with the freed-up 102€ plus amount X (salaries will certainly have increased by then).

Then I am not quite clear what the second component is for. It is more expensive than the first with a shorter fixed interest period and less flexibility. Can't you simply increase the amount of the first loan?

The IB.SH loans are considered as equity by the main financing bank. That is probably why a certain amount (134,000€) makes sense there, in order to not make the first building block too expensive. This is my layman's assessment. I will question it again though. Thank you!

This was also explained to us at Dr. Klein in January. I was surprised by the low interest rate of 0.8% both for the KFW124 component of 100,000 EUR and the remainder of 325,000 EUR with 15 years fixed interest. Incidental costs of 50 K would have been paid out of equity. For us also IB.SH, since the northeastern commuter belt of Hamburg.

What I was able to read on the internet rather suggested that this KFW component actually cannot be considered equity. Somehow it still makes the main loan cheaper. As long as that is actually the case, of course I am happy ;)
