The first point of contact is your own business bank. In my humble experience, self-employment is no longer a deal-breaker once three annual financial statements are available. Since there isn't even a property, that shouldn't be unrealistic. The GmbH doesn't protect as much as you might sometimes wish, as a managing partner. Get advice on that.

Actually, I have been self-employed for 9 years, but only freelance. The GmbH was founded with my GP 2 years ago. GmbH not because of liability ;-) you are never really safe before that. Then you have to be a civil servant. I'll first look for properties and talk to the business bank.

As a banker, I advise going to the Hausbank. Most other banks will simply overlook the income from the young company. And with that, you are not creditworthy enough for the financing.

In the normal case, the GmbH shareholder must then personally guarantee.

so banks that want to finance self-employed/freelancers usually require that the self-employment has existed for at least 3 years.
That means the main bank (where the self-employment runs) would be the first contact person here.
Because usually they see exactly what comes in, how it runs = they can assess it best.
Therefore also consider it as "income" (unless you have taken over an existing company that has existed for several years).

The 2nd thing:
Financing without equity is possible because you practically have equity in the existing property.
Did you also finance it through the main bank?

Because then it would probably be no problem to give you the 110%, and to assign part of the securities to the existing property = the financing would probably run below 100% and what that means: better interest rate!
