If the application has been submitted, why are the chances only 50/50? How long have you already been waiting for the review? (i.e., how long is the processing time from the application)

Of course you are right! As mentioned earlier, we only need the one retaining wall, the rest is supported by the garage and the house, connected by the mentioned support.
The garden is then relatively flat or can be developed little by little. Luckily, we still have about €40k in buffer. But as you say, I will certainly underestimate this at the current stage. The only important thing for me is that all necessary supports and fillings are already included in the calculation. Fence, etc., we will see then.

The topic of children will certainly demand quite a bit from us—in many ways.

We have planned a buffer, €15k in credit, €40k equity still available. I also think that our expectations fit, and overall we are quite modest and not starting the project with exaggerated hopes.



I think that currently many are going to insurers because, compared to banks, interest rates have been relatively "low" for quite a while. They will certainly have several applications to process and are generally not as experienced in construction financing as banks. However, I think our figures are correct and the total costs are also consistent. What remains is the appraisal of the property regarding location; the next city with 100,000 inhabitants is about 20 km away.
Review has been running since Monday, 7 days scheduled.

I think then I know which insurance company it is. Your numbers look so great that if there were anything to criticize, I would be surprised. Unfortunately, the conditions of the insurers have also increased enormously in recent days; let’s hope that eases a bit.

What does it mean to review the application? Are the disclosure contracts signed? Then it is certain, there is nothing to review. Or are you waiting for the contract after a verbal agreement? That usually comes quite quickly...

Hi, may I ask what you included in your ancillary construction costs amounting to €24,400? It seems a bit low to me personally, but maybe you can explain it :-)

    [*]Construction electricity / construction water (consumption, connection, rental of construction power box)
    [*]Mortgage and notary
    [*]House connections (telecommunications, electricity, water, sewage)
    [*]Disposal costs for excavation and landfill
    [*]Insurances (builder's liability, shell fire, construction performance)
    [*]Construction site security (probably included in the price for you)
    [*]Portable toilet (probably included as well)
    [*]Structural engineer inspection, depending on the federal state
    [*]Surveying (for building application as well as rough and fine staking)
    [*]Cadastral office measurement
    [*]Building permit
    [*]Building supervision
