One could also keep the rate at €2500 and use the special repayment. How much is the savings rate currently? How much money will be left during parental leave? What percentage will be worked in the years after parental leave?

With over 100% financing and a repayment rate that approaches 0 with a 10-year fixed interest period? Please help me out, what exactly is safe about that for the bank? :)

Now just imagine you don’t build!!! Then you might pay €3,000 rent until the end of your life (exaggeratedly calculated over 40 years). And by then you may have spent your current net salary on consumption. Honestly, I absolutely can’t understand your worries. Screw the 40 years. Sell the house at 55, enjoy good liquidity then, and LIVE. P.S. My financing theoretically ends when I believe I’m 87. And by the way, I am a banker ;)

Really? My wife is a teacher and because teachers often finish by 2 p.m. (preparation at home in the evening), it is much easier than in other professions.

Math is therefore not taught by either of them, otherwise you could play through all the scenarios yourself. ;) Why people "cling" to the 10 years is a mystery to me, though. But first, put income/expenses transparently side by side and determine the expected total costs. "Then take a look again."

Non-terminability... the bank will always get its money or the house. Safer would only be cash purchase without a bank, in my opinion.
