So the contractor has itemized the costs so that earthworks and exterior facade are completely included. That was the first of three companies we are looking at. But it all sounded credible. I'm curious to see how he behaves at the second appointment and what additional costs may arise.

Make sure to get the [Bauleistungsbeschreibungen] and compare them between the providers. Here you can already see very significant differences, ranging from the soil replacement for the foundation slab to the installed windows to the frost-proof outdoor water tap. And very important, what is not fixed in writing does not exist.

I don't understand the sentence. Of course, the exterior facade should be included in the house price. The word earthworks: what does that mean? I know floor covering work, costs for the base slab, or earthworks (construction). The fundamental question is what exactly is included in the builder’s house price, as my predecessors have already asked. 172,000 reads like a catalog house offer price. Unfortunately, in this price range, builders usually present a house at a certain (low) price first (of course with everything included), but if you inquire further or sit together for the third time, additional costs add up. You find out that roller shutters you want are not included, wall shifts are not free of charge either. Often, a roof window is assumed, but the builder charges a three- to four-figure extra fee for such. There is a simple boiler with domestic hot water tank included, but to receive funding with a very cheap loan, additional technology is required that costs five figures. A controlled residential ventilation system is also rarely included in a house price like this. Extras such as an adequate number of sockets and two-way switches, outdoor power/lighting, or a somewhat more comfortable bathroom equipment we won’t even mention—the desires exist and the prices are inquired bit by bit (detailed costing). -> The question arises: is the house price final? Then the mentioned painter and floor covering work plus materials come on top, garden design or at least paving the terrace and driveway (also five figures, which you usually can’t just save up shortly after building the house). I find the ancillary building costs of 35,000 named by the builder fair; ours only stated 20,000 (but we also didn’t need more). What irritates me a bit, that the building expert dismisses the 172,000, is that she is actually the one who takes off the rose-colored glasses of the builders regarding the costs :oops: Nevertheless: certainly manageable with 4,200, but then no salary must fail long-term unless it is a 450 € salary ;)

Today I sent so many rose-colored glasses to the land of dreams that I simply didn’t feel like taking them down again in this thread.

In addition, the OP is already very reserved in writing style and in his first response, which usually indicates that being brought back to reality is not desired. So I confirmed that EUR 172k for a house of the mentioned size in NI is possible. Which is true, it is a standard offer with the simplest equipment. That the typical incidental construction costs, as well as the odd nice to have – as you have listed above among other things – are added should be known to every potential builder. Some lists are freely accessible here, thanks to the contributions of some users. Just thought of it – we should remind everyone again so that it continues to be enriched with life!

I had – admittedly – considered for a moment whether I should further question the point "incl. Bodenarbeiten"... You were faster :D

Especially since both borrowers are young and children should be expected at some point. Then it will no longer be 4200 but less..............
