I don't understand the sentence. Of course, the exterior facade should be included in the house price. The word earthworks: what does that mean? I know floor covering work, costs for the base slab, or earthworks (construction). The fundamental question is what exactly is included in the builder’s house price, as my predecessors have already asked. 172,000 reads like a catalog house offer price. Unfortunately, in this price range, builders usually present a house at a certain (low) price first (of course with everything included), but if you inquire further or sit together for the third time, additional costs add up. You find out that roller shutters you want are not included, wall shifts are not free of charge either. Often, a roof window is assumed, but the builder charges a three- to four-figure extra fee for such. There is a simple boiler with domestic hot water tank included, but to receive funding with a very cheap loan, additional technology is required that costs five figures. A controlled residential ventilation system is also rarely included in a house price like this. Extras such as an adequate number of sockets and two-way switches, outdoor power/lighting, or a somewhat more comfortable bathroom equipment we won’t even mention—the desires exist and the prices are inquired bit by bit (detailed costing). -> The question arises: is the house price final? Then the mentioned painter and floor covering work plus materials come on top, garden design or at least paving the terrace and driveway (also five figures, which you usually can’t just save up shortly after building the house). I find the ancillary building costs of 35,000 named by the builder fair; ours only stated 20,000 (but we also didn’t need more). What irritates me a bit, that the building expert dismisses the 172,000, is that she is actually the one who takes off the rose-colored glasses of the builders regarding the costs :oops: Nevertheless: certainly manageable with 4,200, but then no salary must fail long-term unless it is a 450 € salary ;)
