A disaster would be a problem with the underfloor heating. What maintenance work has been carried out there? Otherwise, I consider the project feasible....

I think your calculation sounds pretty solid and well thought out so far. I consider reserves of 500€ extra reasonable for a house of that age. Energy class C is not that bad at all. From the pure numbers, I think it sounds doable for you. Have you already visited the house?

EEK C means max. 100 kWh/m²/a, so 20,000 kWh, 2,000€ should be about right.

You should be financially able to manage that. With such a large garden, the "green maintenance costs" come on top. It’s probably not done with a cordless lawn mower and garden shears. You really need to own and maintain quite a bit of equipment – depending on the planting. For heating, I consider €166/month too little. Better start with the €250 mentioned by SoL, you can always optimize down later. Also, €100/month for electricity is probably not enough for 200m² and 3 people. Depending on the tariff, you should expect more like €150/month. We currently have 124m² and need 3500 kWh/year for four people. Including base fees, that is €120/month.

That ultimately depends heavily on the tariff. Here with us you're somewhere around 13ct/kWh. One town further (different city supplier) even over 18ct/kWh.
