Sounds solid. Keep an eye on whether and what needs to be energetically renovated and when. So far, very little is planned for the modernization, and that only for aesthetic purposes. However, it is generally not done hastily, which is positive.

High price... that's just 2000€ per square meter and a large plot as well. I have seen quite different things. If there is nothing major wrong with the house, I would take it as is. The rate is certainly not low, but given the current situation, it can hardly be done differently.

I would search for the wood beetle here with a magnifying glass. If the location description isn’t greatly embellished, it’s actually too cheap. That sets off my spider sense. Con artist

I also find the offer very, very cheap, unless it is located in Brandenburg/Sachsen/Sachsen-Anhalt/Thüringen. 1996 is not that old after all...

Just reread the initial post. It's Saxony. So there aren't that many big cities after all. Leipzig, Dresden, and at least officially Chemnitz. They're all close to each other as well. As far as I know, the area has also become expensive. But who knows, maybe something like that is possible now. In a village with poor public transport connections, the price might really be realistic (and simply not overpriced due to wishful thinking, as many existing prices probably still are).

I thought so too, a bit earlier in a post the OP also mentioned that it is a very rural place without a supermarket / kindergarten and so on. That matters to many people who are not used to this extreme rural life, so that can indeed lower the price. And maybe it is simply a cheap offer.
