The price will go down again. In procurement, gas is currently cheaper than before the war. Eventually, this will also be reflected for the end customer.

About the garden: Once it is fully established (which will be the case at that age), you only need a few tools and should not be lazy. At that age, everything will be well grown in, so the work is, in my opinion, limited (for example, my parents have such a large garden themselves and do everything themselves without being big garden enthusiasts). You can get tools very well second-hand for the beginning and in general. Or the previous owners might sell some along if they are downsizing.

I see it completely differently.
We have 860 sqm and it shouldn't be more here. The previous owner was a retired teacher and spent a lot of time in the garden every day...
More time than we actually have for maintenance...

So a laid-out garden can also be very maintenance-intensive (and beautiful).
