Financial requirements for building a prefabricated house

Hello dear forum

Since I, as I realized thanks to you, quite naively approached the house building project, I did some research, read some things here and on the internet, and made myself an example cost calculation. I am aware that in reality it can become more expensive due to unforeseen cases.

The following fictitious plot is given:

350 sqm, fully developed, no soil contamination (determined by soil survey) purchase price €70,000

Capital requirement calculation for the plot see attachment

On top of that, I would build a prefabricated house (120 sqm, purchase price turnkey from the upper edge of the basement ceiling)

€135,000 purchase price prefabricated house + €27,000 (20%) buffer for surcharges, unexpected things, etc. (only related to the house, the plot has its own buffer)

I would finance the furnishing of the house with equity.

Is that correct so far or did I forget something?

Good morning,

just the costs for the land and the house are not enough.
Think of the ancillary construction costs, the basement, carport/garage, earthworks, insurances, etc.

There are already some great cost overviews in the forum from which you can see all of this.

135,000 EUR for a turnkey prefabricated house does not seem quite realistic to me at first glance (too low).
With many providers, the wall and floor coverings are not yet included in turnkey houses; this must also be taken into account!

Hi

In the PDF (which I attached) the ancillary costs for the property are itemized. No basement, only slab. I (initially) don’t place any value on a garage or carport. The 20% buffer is intended, among other things, for wallpaper and floor coverings.

even the 135 purely for the prefabricated house seems too low to me.... you keep working on your dream :) respect!

The 135,000 + 20% (I even just increased it internally to 25%) would be almost close to 170,000 – depending on the prefab house provider, more or less is included in the house. So you have to roughly estimate until then – I’ve read some construction logs and think that not more than 20% would have been added there either. I have to look at it case by case.

Thanks, I am persistent when I have a dream. Nothing is given to you :D But I don’t want to be unreasonable either, so preparation is key. At the moment it’s purely hypothetical anyway, since I still have to save some equity until next year. Also, I have the option to borrow money cheaply through my employer,

100,000 for just under 2%
20,000 interest-free
additionally 50,000 each via KFW 153 and KFW 124
the rest then at market interest rates
