All this still doesn't cost the price mentioned by the OP. I agree with you on many points... Ultimately, the terrace without reserves and desire for children with future lower income doesn’t just appear out of nowhere. One has to be clear that here you save up and get by from month to month to somehow live the dream of the average home – you sometimes have more luxury in any rental apartment (to put it bluntly). For me, it's very clear: The conditions do not match the desired house – currently: save, wait, and hope that things look a bit different in the next 3 years. Or just buy a cheap existing house/semi-detached house/condominium.

I definitely see it differently. Apart from the fact that having a garden is, in my opinion, an invaluable added value, it is also a great value in itself not to be exposed to landlords anymore and to know your home is secure. For that, I would even accept a new building with radiators on the wall and a shower in the bathtub.

I basically agree with you - but somehow not...

I prefer to drive a well-equipped Golf and afford the fuel and repairs for it rather than a big Mercedes with standard equipment where I sometimes still have to take the bus because I can't afford to maintain it.

I think this definitely has to be related to the situation of the OP.

It is indeed extremely sad that this has seriously undermined the promise of upward mobility. But - it is not impossible.

I like your attitude - maybe refine and detail it a bit more - but "small & fine, but mine" is not wrong. Currently, you have to put a question mark behind the 150m² + the luxury of recent years (goodbye air spaces, backup kitchens and KNX..
But how about a well-designed 120m² house - maybe even with a planned expansion option? How many children do you want to have? You should tackle the offspring project first, then you might be able to qualify for one of the few KfW subsidies. Extreme saving is necessary so that banks will even consider you more deeply.
At the same time, searching for a plot yourself saves you a lot on property transfer tax. And talk to other construction companies, calculate regional ancillary construction costs, etc. Then you will soon have a better picture. Garden, terrace, kitchen - all that can indeed be done later and initially designed cheaply. But the important things inside the house itself, which cannot be changed later - those have to be right.

A major factor is the luck of family affiliation. In the future, inheritance will be the decisive factor. Those who inherit nothing from home will find it immensely difficult to build something for themselves. Due to the growing wealth and the steadily increasing [Erbmasse], real estate prices will also not decrease significantly.
