Hello everyone,

I have been silently following the forum for quite some time and thank you for the many helpful information.

I would like to hear your feedback on our planned floor plan.

Development plan/restrictions
Plot size 360m² + driveway
Slope approx. 1 m height difference
Number of parking spaces Carport
Number of floors 1.5 floors, upper floor with 2m knee wall
Roof shape Gable roof
Development plan according to §34

Requirements of the builders
Style, roof shape, building type Single-family house with gable roof
Basement, floors without basement, 1.5 floors
Number of persons, age 2 persons, 37 and 34 with dog
Office: family use or home office? No office
Overnight guests per year 0
Open or closed architecture rather closed, not too open, separated areas
Conservative or modern building style rather conservative with modern elements
Open kitchen, cooking island: we are still unsure whether we want a sliding door to the kitchen, or possibly an additional work surface, or a cooking island
Number of dining places 4
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: carport
Utility garden, greenhouse; no
Other wishes/special features/daily routine, also reasons why this or that should or should not be:

Hallway with wardrobe and space to place a chest of drawers or cabinet, doors to the living room as a sluice for the dog.

House design
Who created the plan:
- Architect, floor plan origin from house building company, modified according to our ideas.

What do you particularly like? Why? Layout ground floor, orientation, kitchen possibly different
What do you not like? Still unsure whether to separate the kitchen with a sliding door or keep it open.
In the bathroom, a light band is planned on the eaves side between tub and shower.
Possibly in the children's rooms each with a window on the eave sides.

Price estimate according to architect/planner: 340,000 including additional construction costs
Personal price limit for the house, including equipment: 375,000
Preferred heating technology: air-to-water heat pump possibly expandable with photovoltaic

A site plan would be great. Are children planned? I wouldn't have guessed that from the questionnaire, and then the two children's rooms would be poorly planned. A U-shaped kitchen is not at all my thing, but that's a matter of taste.

If children, do you really want the bedroom between the two children's rooms? And the bedroom in the south, with child 2 in the northwest, so that the poor child only gets sun in the late afternoon?

Thank you for the response. One child is planned. For that, the children’s room with [SO]. Children’s room 2 will be a hobby, sports room. How would you optimize the layout? A U-shaped kitchen will probably not come to that. The kitchen planning is not yet completed.

There isn’t much you can change now because it’s not as big as it looks. You have to realize that it will be a space miracle, and precisely because of that, there will be compromises that I would, for example, place value on. For example, the poor access to the kitchen. Then draw in real furniture and you will see that the dining table or the chairs are in the way. Many have a room width of 4 meters plus. You as RBM 3.85... this is not designed to have generous walking areas. It’s rather cozy. I would also be bothered by the introverted entrance under the carport, but somehow it will work. Then you simply don’t have a new car but always a used one in front of the door. You also don’t have much light in the hallway... I also prefer a short path from the kitchen to the terrace and back. Do you have exterior views? What will the roof be like? I would probably extend the house by 30 cm for Euros, move the entrance to the front, create storage space upstairs, and for that give up 50 cm KS.

Hi

I also find the house entrance past the car uninviting and dark. I would place it in the area of the current staircase.

I also find the 3.85 RMB in the WZ too tight. We have 4.3 and I find that comfortable. There is still a bit of space to move between the coffee table and the cabinet/TV. Otherwise, I also find the hallway a bit narrow. Could the kitchen be a bit narrower? What is supposed to cost 340,000€ about the small house? It is rather small; does the high surcharge result from the Kfw 40+?
