Dear people!

We are currently in the planning phase for our single-family house built to low-energy standards. We have concerns about thermal bridges, especially in the area of the garage and balcony.

3.38 (?) too narrow for a double bed in my opinion. The dressing room seems a bit strange - especially compared to the opulent wellness oasis upstairs. I don’t understand the kitchen - where is the refrigerator planned? Sink, oven? I find it possibly a bit unfortunate like this. Interior WC under the stairs?! Does that even work? Technology and storage in the house but only accessible via an outside door? Upstairs hallway possibly a bit dark. Very much hallway space. Elevations and site plan would be helpful.

Are you now talking about the thermal bridges or the floor plan? I think, regarding thermal bridges, your architect or your energy consultant should be able to help you. Potentially, every window or terrace door is or can be a thermal bridge. But regarding the floor plan, quite a few things catch my eye. 1. WC under the stairs? Ouch, I hope you are not that tall. I would find that a bit oppressive. 2. The access to the technical room is inconvenient. Do you always want the technicians to go through your bathroom or your garage? And do you also sometimes go through the garage in winter in your pajamas to check or regulate the heating or to reset a fuse? 3. The cloakroom area could become a bit tight if 4 people want to get dressed at the same time. 4. The stairwell and the upper corridor area will be quite dark. Without artificial light, nothing works there during the day.

The kitchen is completely awkward due to the pantry. The access is also a bottleneck - I don't think you are doing yourselves a favor with the layout. If the cabinet next to the counter is opened sideways, there is no way to get in anymore, and a patio door next to the stove could cause disturbance.

I like the floor plan. I would move in immediately. Mainly because of the pool ;) I would reconsider the exterior door in the bathroom. I don't know how private your property is - if not, it can be annoying. Also, the dirt from outside being brought into the bathroom would bother me.

I think that an architect should be consulted here, as he can precisely determine to what extent the wishes are actually feasible.
