2.5 m is enough as an entrance for cars, although rather tight. But during the construction phase, that would certainly cause problems if you have to maneuver heavy equipment in there. Mobile crane and semi-trailer with precast parts, that’s a spectacle for the neighbors and your fence will be broken ;)

I am already as tense as a bowstring ever since I saw the strange property mouthpieces for the first time. It seems to me to have been planned by some brilliant theoretician who must be a fan of M.C. Escher and A.F. Möbius (and I suspect that only your inquiry will make him aware of his nonsense).

I actually see it this way, that they have the path and the 2.5 m. Ergo 5 m.

Above all because the development plan states:

In general residential areas, a maximum of one (1) driveway per building plot with a maximum width of five (5) meters is permitted.

Let's see what comes back.

Building encumbrance information has been requested. And emails to the seller and notary have also been sent.

I looked through all the documents. The "mouthpiece" is already registered in the development plan with path and utility rights in favor of the public. I spoke with the surveyor; it was definitely planned to allow the neighboring properties to use the 27. That is now 3m x 9m = 27 m² (so almost €10,000 of the land price) that are basically completely unusable for us. Now we’re a bit wondering: what do we do with that? We would like to buy it because all our "checkboxes" are green, but it’s kind of worrying me – simply because I have no idea what this actually means in the end, also regarding costs, obligations, and liability…

Do you think we can still negotiate the price with the seller?
