I am by no means concerned about how thoroughly you fulfill your clearing duties on the GFL area. And I do not at all see these as lost for you, but rather as a convenient nine-meter-wide driveway. However, your neighbors will need almost the entire width of the private road to maneuver in a 90° turn onto their properties. Including several times a year a heart attack when a skateboarder, seeking a thrill, zooms past them in the blind spot while crossing the bike path. I am quite sure the city planner is a desk jockey without a driver's license – no practitioner is capable of such "brilliance."

If you know the buyers of the neighboring plots, you will find a solution for everything (surface, winter service...) - unless there is a real A. involved. But the risk always exists anyway. In case of doubt, you actually have many levers.

Received response from the seller. - Right of way and supply/disposal line rights in favor of properties 26 and 32 registered (real security) in the hatched area - GFL in favor of the public - All three share maintenance costs

Information from the baulastenverzeichnis was... empty. Regarding the floor area ratio and driveway width, the architect said not to worry too much, there are usually exceptions in such cases.

We will probably call the notary next week to arrange an appointment....
