Hello everyone,

I spoke with the licensee today and will also meet them in person.

That was something completely different! He has full understanding of my concerns and is willing to change everything according to my wishes.

We will now discuss everything and see if we can actually come together.

Of course, I remain skeptical, but if everything is done as I wanted from the start (I am only talking about contractual matters, otherwise the offer was already okay), then only an inflexible and not very smart seller would have jeopardized the deal.

I am curious whether it will remain as positive as it looks. I will make no concessions.

Why? My architect liked from the very beginning what he read, the construction description was absolutely complete, all costs realistically calculated.

The sticking point was the contract and if we can adjust it and remove the critical clauses, then where is the problem?

My lawyer says that he almost always finds it that way, no contract he has seen was clean. What matters is whether you are willing to change it or not.

What have I not understood yet?

Or please tell me a [GU] with a sample contract. I would be happy to take a look!

You contradict yourself there. Because if there’s no experimenting, nothing can prove itself ;)

Seriously: I can tell you at least 10 examples from my own experiences and those of relatives and acquaintances that disprove your attitude. I can only advise everyone to keep their eyes open and also critically question the architect’s suggestions. Because in the end, it won’t be the architect who pays for the experiences made ;)

Well, the house is not really being experimented on. Anyone who does that acts with gross negligence. Of course, the planner must thoroughly inform themselves about building materials, materials, etc. that come onto the market and not just install them blindly. Above all, they must also inform the client about this. Building is also a matter of trust to some extent, and if I don't trust my counterpart (whether general contractor or architect), then that's it..... only the architect can be referred to after design and building application approval. With the general contractor, it's a bit more difficult, I think.
