Energy-efficient renovation - Is a floor staircase subsidizable at a different location?

Hello,

we are extensively renovating a house from the 70s in an energy-efficient manner with the corresponding KfW funding. Among other things, a loft ladder is to be installed at a different location in the steel-reinforced concrete ceiling to the roof structure. Unfortunately, the existing loft ladder can no longer be used in its current location after the reconfiguration of the rooms. This requires a static calculation, as well as craftsmanship and the purchase of the new loft ladder. The new loft ladder will, of course, be much better insulated, etc., than the existing one, which is in a different location.

Can the new loft ladder and all related services be funded by the approved "energy-efficient renovation" KfW subsidy? What are the experiences in this regard? What must be considered?

You receive the funding, you say. In the end, it doesn't matter which invoice you pay with which money (equity, another loan, KFW loan, or payout)... what matters is the later written proof that you have carried out energy-efficient renovation and are finished. For clarification: the complete renovation also includes floor coverings, wall paint, etc., even if they do not promise any energy-related benefits.

First of all, your energy consultant can answer the question for you very precisely.

To my knowledge, however, the new installation of an attic ladder is not included. The new installation has nothing to do with an energy refurbishment.
If you refurbish the old ladder or replace it, it would be a different case. What you are doing is a "nice to have." Nobody is forcing you to leave the old ladder in its old place and refurbish it (then the labor and material costs are eligible for funding).

But: Since it will probably not be clearly evident on the invoice that it is a new ladder in a different location, you will most likely have the invoice paid by the bank from the KfW loan = claim funding.
However, legally speaking, this would not be correct, to put it mildly.


You probably mean the right thing. But as you write it, it is not correct. It does matter which money you pay what with. The bank has to check this! KfW refurbishment loans may only be used for refurbishment invoices. If there aren’t enough invoices, the loan will not be paid out at 100%.
And yes, total refurbishment includes, for example, floor coverings. But if you don’t install a new underfloor heating or new electrical wiring for the room thermostats, then those things will not be funded either. These are so-called accompanying/measures related to the energy refurbishment, which have to be carried out because of it and can therefore also be funded.

Hello & thank you for your feedback & interest.

The energy consultant is almost not available until the end of the month, but I'm never quite sure if a general statement will be made right away when you come with such a concern :confused:

I understand it better now and think the special case is that it is now in a different place. So far, it is not yet clear what will happen with the attic ladder/opening in the concrete ceiling. If an energy-related measure (concreting/insulating) is taken there, then the funding for the new staircase should also be appropriate. I think if you argue that this results in an energy improvement, it should be fine. Do you share the same opinion or would you understand this differently?

The only question then is whether an invoice from a structural engineer will still be accepted!? If necessary, I would otherwise ask a distant relative to confirm this statically for cheaper money/compensation. (In general, this is always the issue with subsidized renovation. I could probably do a lot myself or together with friends, etc., but in the end the effort doesn't bring me anything because private labor itself cannot be subsidized :rolleyes: )
