Elevation situation and surveying

Hello everyone,

we have purchased a plot of land in Brandenburg and are currently in the construction planning phase.

Maybe someone here could answer a few questions for me.

The official site plan including elevation points has already been created; on the plot there was still a massive garden shed with outbuildings which have now been demolished.

We have a development plan that prohibits us from changing the surface level:

"When constructing or altering structural facilities, the existing surface level of the buildable plot areas must be maintained. Changes to the elevation of the natural surface through fill or excavation are not permitted."

Now, quite a lot has changed in the original elevation situation of the plot due to the demolition.

Do we have to restore the plot during the construction phase to the condition shown in the official site plan?

So, does the surveyor record other elevation points during the final surveying or is only the position of the foundation slab, its size and height checked and communicated to the building authority?

Was it also submitted to the authority to obtain the demolition permit? Or does it include the new project and is part of an already submitted building application?

Not during the construction phase yet, but after completion the elevations should be within the approved range. How large the deviations may be must be answered individually, but no one will expect the elevations to be exactly accurate to the centimeter.

In Brandenburg, according to §72, para. 9, BbgBO, the surveying certificate is mandatory two weeks after the start of construction. Thus, deviations are noticed not only at the final survey. Usually, only the position and elevation of the pegged building structure are verified. To what extent the building supervisory authority requires special demands on the scope of the surveying certificate according to §82, para. 1, you should clarify directly with your surveyor or the authority.

Thank you for your response, that already helps. The site plan is part of an already submitted building application.
