Hello everyone,

we have received our tender for the electrical installation and I had to sit down first.

Until now, everything roughly matched the values you find on the internet (earthworks, surveying, statics, architect fees, etc.), but the electrical installation is about twice as expensive as indicated online: €23,000, we had calculated with €10,000-12,000.

Upon closer inspection, we noticed that the tender is probably oversized and they want to cover all eventualities. The final billing will be based on actual needs, so I would like to hear your opinion on how oversized it is. The prices include installation.

A few things can be deducted or are oversized. (For example, I don’t need 17 temperature controllers with displays at €100 each), this quickly saves about €1000. Also, a network cabinet with patch panel for €400 can be had for half the price. 110 sockets + 10 Schuko sockets also seem oversized to me.

There are also items included that I haven’t seen elsewhere: all installations (kitchen, heating, garage), blinds control and connection, ventilation installation, mailbox with intercom. Still, I don’t get to €15,000, let alone €10,000.

Here are my top 10 - is this very oversized? Or will I probably not be able to save much?
Especially the cables are at most half the length online.

Room temperature controller €104.12 17 €1,770.04
Sheathed cable 5*1.5 sqmm €1.83 700m €1,281.00
Socket Jung AS520 €9.25 110 €1,017.50
Meter cabinet €856.34 1 €856.34
Sheathed cable 3*1.5 sqmm €1.41 600m €846.00
Mailbox system with intercom €568.49 1 €568.49
Tronic transformer €29.43 14 €412.02
Silicone protective cap €26.10 14 €365.40
FR batten light €58.38 6 €350.28
Residual current circuit breaker €68.26 5 €341.30
Roller shutter: programming €338.71 1 €338.71

So overpriced, the prices are not in my opinion now. In my switch program, the original heating controller already costs 65€ without installation plus cover. I don't consider 110 sockets to be too many now. In a normal room, there are easily 10 sockets together. And in the kitchen, there are far more.

Yes, I think the prices are appropriate. It is also a tender with several electricians.

The temperature controller is the Jung room temperature controller standard TR D A 231 - I find it actually oversized, as well as the length of the cables, which are at most half as long on the internet for a single-family house. Here I found the pure material costs for a single-family house, which I used to compare our results. (Pure numbers (meters, quantity, etc.) without installation) xxx://dein-Elektriker-Info.de/kosten-Elektroinstallation/

By the way, we have 140 sqm + basement.

:
So you think with certain standards you can already get 20,000+ for a "normal" single-family house?

Is the breakdown here about right? (Net)
Main supply line and grounding 326.02
Main cables and general installation 9,503.60
Main distribution 1,745.30
Empty conduits, ducts and lighting 4,147.92
Intercom and doorbell system 1,156.24
Antenna system and data cabinet 2,049.86

17 room temperature controllers = 17 rooms = big house ?! That's €20,000 gone in no time. Especially when nice little things like intercom in the mailbox, extensive LAN cabling, ceiling and staircase spots, etc. are included.

Our tender results were all around 18-22 TEUR - after that we decided to do it ourselves.

In that case, we are far below that scope, at about half...

700m of cable is not a problem - we now have about 700m laid, but the upper floor is not wired at all yet. However, certainly not 700m of 5x1.5mm² - you rarely need that much.

We also laid a lot of cable for the basement and ground floor during the shell construction phase over the concrete ceilings - this avoids large cable piles on the floor.

I also threw out all temperature controllers, not even pre-wired - that saves a lot. What also tends to get expensive: networked smoke detectors...

But I would also say that it’s suitable for an official request - don’t always let yourself be confused by such sites with prices - many factors come into play.

Quickly possible - with a somewhat smaller house (timber frame - makes the installation of the electrical system easier) we came to just under €17k - but especially with trendy points like home automation or recessed spots we then saved, and designed the whole thing more for 'coziness'. Babbling mailbox - wouldn’t have matched the character of the house either.
After installing lamps and so on, however, the €20k still disappears quickly...

Regards
I.
