There you can find experiences with house providers. Whether your house-building company is listed there, you have to find out yourself.


The problem is that you are bound to a developer. In my experience, however, you can usually choose equipment, interior walls, etc. yourself. Generally, I advise against it, though, because when buying such a house including the plot, real estate transfer tax is charged on *both* the land *and* the house price.


I have read a lot here and it was often recommended not to buy plots on slopes because foundation work tends to be a bit more expensive there. It also gets costly if the house would stand 100m away from the street. That would raise the development and connection costs significantly. Needless to say, the plot should be "fully developed." Once you have the plot, you can go to the house-building company and say exactly what you wrote.

You must not forget that you will probably live there for the rest of your life.
And with every house construction, you have to make compromises. I, too (like probably 95% of those wanting to build), would have liked to build a detached single-family house, 1.5 stories (without a basement) – now we have to build a two-story semi-detached house with a basement... (which greatly increases the cost)

We had two plots to choose from – on one, we could have built our dream house – the other had the dream location...

Many house builders try to lure you by saying they will find a plot for you once you have signed with them – BE CAREFUL!
Then you are tied to the company, and they can dictate the prices to you (you severely limit your bargaining power)!

In my opinion, the most important thing is that you look for a plot yourself.
At the same time, you can already talk to various building companies and get offers for your "dream house."
That’s how we did it. Based on this "first round," we selected a few providers who made it into the "second round" – now that we have the plot and know the development plan, these companies may make us a second, concrete offer tailored to the plot.

I personally consider any other approach to be nonsense

Phew..I’m back again..after some excitements... Among other things, we are slowly but surely getting the feeling that some real estate agents no longer rely on new customers..either they don’t respond to inquiries about land, or they want to push plots on us where construction is already underway.. No joke..we wanted to look at a plot, but the owners were already digging there and looked at us dumbfounded.. Well, I guess this company is dead to us.. By now, we would actually prefer a plot from a private seller..I think people are more honest and more interested in getting their plots sold than all those other I******...so..complaining mode off.. Anyway, thanks for the advice so far..Unfortunately, finding the right location is not that easy...we would like to build and live a little in the countryside, but right now settlements are springing up like mushrooms..and house after house after house we don’t want...everything is quite complicated.. When you buy the house and land from the developer, real estate transfer tax applies to both!!!!!!!!!!!! It is best to buy the land and house from separate companies or, as you already wrote, buy the land from a private person or municipality. Then you only pay real estate transfer tax for the land.

so searching for land can't really be that difficult. I don't know how it looks with you regarding "new development areas."

But almost all municipalities have fully serviced plots for sale.

Have you given any thought to this area?

The advantage is that you buy the land independently from companies or private sellers. You get a proper purchase contract, a fee notice for development costs, etc...
