Yes, definitely. And not only read words, but also pictures: in the house pictures thread you can compare whether you would estimate the houses as expensive or cheap as they actually cost.

By the way, when it comes to equipment standard or construction cost questions, many helpful contributions come here from people who have written only a few hundred posts. That means they do not stand out by being often read; so you can quickly scroll through their contribution history.


The Nordlys standard is otherwise almost only enjoyable to me here anymore, or maybe .

We have first decided to buy the property and plan to start construction by next summer. Time for us to go deeper into the planning and to save additional equity.
The conversation with the architect was productive. Productive because we were able to review the documents relating to the existing single-family house together and it is now quite clear that we will completely demolish it (my wife still needed some convincing). The roof structure as well as the basement construction are of inferior quality due to the chosen materials, and a cesspit in the rear area would also cause additional costs. The risk is simply too great for us.
Our wishes are now with the architect, first drafts and the construction cost calculation will follow in the next few weeks. The target for the architect: 140m², utility room with dirt access to the kitchen, office, 3x bedrooms (children’s rooms semi-open to the attic), dressing room, entertainment room on the ground floor or as a partial basement if possible. All this at 1600€/m² net construction cost.

We are now mortgaging the property with 60,000€. 54,000€ gross purchase price. About 6000€ for initial preparations. Felling trees, clearing out, removing a wasp nest in the attic, etc. Who knows what else will come. That will carry us through the winter.

I thank everyone for all comments and responses. I will definitely post the drafts and the construction cost calculation here in the forum for review.

I find that hard to believe for a basement from this period. I am, mind you, talking about a technical room - storage room - cover on top.

Why? Such a nest doesn’t bother anyone, the wasps will leave anyway and maybe it helps someone to overwinter.

Decay – meaning poor condition – I dare to doubt that.

A basement saves basement replacement space and, in my opinion, is always worth a favorable consideration if already present. Storage room where all house entries are already located, and underground demolition saved: I would not lightly dismiss that.
