I would also highly recommend the extra amount for little things in the house equipment. This only has limited connection to the fact that you already had a shared household before. We do too. Even a house with 117sqm and not an apartment, but still, the many little things cost money. We are currently at the point, for example, of procuring the bathroom equipment (from the toilet paper holder to the towel rail, the mirror, and everything else) + lamps for the house (of course, there are already some) + mailbox/house number + small furniture (coat rack, furniture for the utility room, etc.) and we definitely don’t just pay for that on the side, and I’m glad that we have generously budgeted the item "equipment". Large furniture is usually still calculated but for the small stuff, I would at least roughly estimate 2000 EUR (but it won’t come close to that for us)

1. Definitely buy the plot of land as soon as possible. Finance it variably at a good interest rate and that’s it. You really can’t go wrong there. The saved equity can then also serve to pay the incidental building costs! You quickly need about 50,000€, depending on what you’re planning! It would be great if you could maybe provide us with some important information here.
2. Please do not list the incidental costs... These should definitely be paid in cash during the interest-only period, from saved equity or something else.
3. House base price - please add 5% already - the price will rise enormously next year!
4. Garage 15,000€ (single garage or what have you planned?)
5. As said, consider the incidental building costs (around 50k). You would then have to calculate these (depending on general contractor/prefab house supplier, they vary enormously). For one it’s included... for another it’s not... etc.
6. The extra selections as well as the costs for the exterior landscaping/garden I find very well estimated. As said, basically only the increase of the house base price and the calculation of the incidental costs are missing.
Regarding point 4: here we thought of a prefab garage (single garage)
Regarding point 5: after the first feedback, I had roughly estimated 30k. I think it also strongly depends on how intensive the preparation of the plot is. The other costs (e.g., notary, district court, house connection) should always be about the same / at least similar. For the potential plot, for example, about 40cm would need to be filled in order to reach street level (pure estimation). In my opinion, this will be the largest part of the incidental building costs. But you are right - here we will make concrete comparisons depending on the provider.
- What exactly do you imagine for a house? Which house from Viebrockhaus? What are your requirements for the house? Do you have any wishes that you might "think" are not included in the standard? At the beginning, we dealt intensively and extensively with prefab houses like Viebrockhaus. Please note: The house price in the catalog will never be the house price you ultimately pay! It will not just be a few thousand euros more, but probably significantly more!
We do not intend to change anything in the floor plan of Viebrockhaus or to do anything like bay windows or floor plan recesses. Here, we want to stick to the catalog specifications. We chose the Maxime 305 from the current catalog, which should be more than enough for us (2 people / no children). What is especially important to us is that my wife and I each have an "office" / a private retreat where each can work or pursue other leisure activities (rooms can also be used as guest rooms). Furthermore, we want an open living/dining/kitchen area because, in our opinion, it simply conveys a spacious living feeling. I would describe our requirements as nothing special :)
