Hello everyone,

For several months we have been proud owners of a plot with an existing building and want to start building next year.
After several rounds with architects and general contractors, two are still in the running, and we want to decide by next month at the latest with whom we will build.
The design was mostly taken from my sketches, and the more serious it gets, the more uncertain I become about how coherent the planning is.

I have been following the forum for some time and am looking forward to your honest feedback and hope not to be torn apart too much in the "lion’s den."

P.S. The site plan is not 100% accurate as we slightly enlarged the ground floor in the last round.

I can't tell you much about the floor plan, others are more qualified for that, but I find the exterior views - southeast and southwest - somewhat still a bit unharmonious (I also can't enlarge the floor plan to read everything). May I ask with how many € you have priced the windows? Especially the 6-m window?

Yes. There are far too many window formats. The vertical lines also do not appear harmonious. Regarding the floor plan: I find the cloakroom successful. The 7.19 in length (living room) should be furnished realistically to determine that it is not as spacious as it appears. I think the access to the open space has received no attention in the plan at all. It really doesn't deserve that (nor does the podium staircase). I would place a nice double door opposite the stairs. If necessary, swap the living room and kitchen. Basically, I find it very unfortunate when you have to walk several meters at an angle to reach the place where things happen. In this respect, I would have swapped the entrance door and stairs so that upon entering the open space, I am looking into it and not at a door leading to a side room. Upstairs, the 2.88 in the shell construction will not be enough for an adult bed plus passage. In the bathroom, switch the shower access.

I would have also swapped the living room and kitchen. I find living in the top right of the plan cozier.

For the shower on the upper floor, I would definitely build only half-height walls and then install a glass wall. Otherwise, it will be very dark there. Otherwise, I find the corner bathroom really interesting

Exactly, 7.19 should also be enough for kitchen and dining table. It will be too tight for corner sofa and dining table. Living room as a contained space rather than a passage room.
