Good day,

since April we have been looking for a construction company with which we want to build a single-family house. Our plan was to initially obtain some offers/quotes. After all, this is a decision that should be carefully considered. However, many of the companies we contacted either do not provide us with an offer, no longer respond, or do not react to our inquiry at all. This is slowly making us suspicious. We do not want to build anything extraordinary. A simple single-family house of about 130m², with an air heat pump, with a living room, kitchen, WC, and utility room on the ground floor, as well as a bedroom, children's room, bathroom, and office on the upper floor.
For example, we had a conversation with a local construction company that ended with the statement that we would receive an offer. We heard nothing from the company for weeks. When we called, we were only postponed, being told that the boss was out, would call back later, or similar. When we finally reached him, we were again just put off until we gave up asking.
Another company wanted to arrange an appointment with us. After I suggested a date by email, we received no further response.
Another wrote that he would call us the next day to arrange an appointment. But he did not call.
Yet another asked us to call at the beginning of the week to arrange an appointment, which we did. Suddenly he was dismissive and said he could not provide an estimate of the costs without a finished draft from an architect commissioned by us, and that was the end of it.

What are we doing wrong? Isn’t it normal to present your ideas and be told in return approximately what costs will arise or whether the desired budget is feasible? We are slowly becoming quite desperate.

Are you looking for a (Roh)construction company or a general contractor/general service provider?

Do you already have a suitable plot of land? In other words, have you already purchased it?

Are there already planning sketches from an architect?

You are asking for quite a lot of work.

Every one of the supposed 25 contractors I spoke with (except for one sad exception) would have scheduled 2 to 3 consecutive appointments on short notice and given you a fixed price for house xy from the portfolio.

So if building plots are not difficult for you to get... then in my opinion something is seriously wrong with you.

Always a question of supply and demand. The construction companies are bursting with orders and pick out the best jobs. Your request is not exactly attractive because it involves a lot of work and a very uncertain prospect of contract award. With us, the offers were there much faster than when we presented our plot with [Flurkarte]. Then they know it's not a crazy idea.

So we already have a plot of land. I usually mention that as well. So this is not just some crazy idea! Thanks to the bank talks, we also know what budget we want to and can use.

We are looking for a company that will build the house for us "turnkey." We have self-designed sketches and clear ideas about the number of rooms, the desired technology, the other equipment... Architectural services are usually included with the construction companies anyway.
Just as merlin describes it, that is how I imagine it too. At first, an estimate or a sample calculation from reference houses or similar is enough. Just so that you get a feeling for how much house you get for how much money with the respective company.
With two companies, it also worked out. One presented us with a house they had planned before and adjusted it somewhat. The other also sent a draft. But neither convinced us yet.

With similar houses featuring similar technology and similar quality, the price will probably always be similar (identical) as well.

What needs to happen for it to convince you? I mean, you have apparently already burned two companies.
