Dividing land for a duplex, how to best sell the second half

We have a plot of land with an existing building in view. There is no development plan for this plot, but in the neighborhood, semi-detached houses have been built on similar plots in some cases. So that should be possible as far as it can be.

But I would first talk to the building authority before undertaking anything else. What size is the plot? Even if there are already semi-detached houses in the neighborhood, that does not automatically mean that it is also possible for the plot you have in mind.

That is contradictory. For rental construction, you calculate for 20 years. If the budget for a single-family house is already tight, then you probably won’t get financing for a duplex with 300 sqm either. Get moving and advertise as quickly as possible. I wouldn’t waste any time there. At the same time, you can deal with the GUs, How long is the seller willing to wait?

So far, I’m just trying to better understand what options we actually have. We’re meeting with the realtor on Wednesday, and before that, I wanted some clarity on what is actually possible.

The seller probably won’t want to wait. The question I wanted to clarify by then is whether and how it would be best to proceed with a duplex.

If that is not an option, the existing building will just have to stand for a while longer until it is enough for a single-family house. Or we try to renovate after all.

Fortunately, we can also buy the land without a loan. The price corresponds pretty much exactly to our equity.

We already tried that with another plot. They only said that we need to submit a building inquiry to get clarity. However, since the plot was significantly more expensive back then, that was not an option for us.

In this case, though, we could find another solution if the semi-detached house does not work out.
