Developer, condominium - what should one pay attention to?

Hello,

we have fallen for an apartment or rather a 120-unit residential complex of a new building. The floor plan fits so far, now it’s about the technology.

According to the building description, Kfw 70 is being built.
At the construction site, I could see Zapf stones and about 3 cm thick insulation mats.

Heating will be partly pellets and partly district heating.
Triple glazing.

However, from various sources I have now read that a heat recovery ventilation system should nowadays be a must. That would not be included in the purchase price but still affordable for us if I could also find sources that confirm that 30% energy is saved and that it really gets warm.

Can anyone say something about this?

Otherwise, I have already seen in the show flat that the cheapest doors are used... those still have to be replaced with solid wood. Is there also a DIN standard for doors that includes different classes of sound insulation?

What else should one pay attention to?

1) There are sound insulation classes for doors. The 45 dB version, for example, is used in law offices or similar. Beware, expensive. Heavy. Over the top for private use. (Surcharge per door around 400,-)
2) Cheap doors hold up just as well as expensive ones under normal use.
3) The controlled residential ventilation primarily ventilates, it does not heat. But it does the former. It is not a must, but a ventilation concept is a must. More details elsewhere in this forum.
4) A tip: Pay attention to the house fees! Administrative costs etc.

That only confirms the statements made and the experiences of the users here and elsewhere over the past years. The stove is good and nice but only in the evening to stare into the fire. As an additional heat source for the domestic hot water, rather unsuitable and uneconomical.

I would advise you to load in as much as possible before purchase. Beforehand, you have a different negotiating basis when it comes to prices than afterwards.

Is there anything in between, like between a 400 euro surcharge and the standard doors?

I don’t quite understand the ventilation system yet. There are systems that mix cold air from outside with warm air from inside. I’d be happy to look for it myself in the forum, but what should I search for?

House money is a good topic. Total ancillary costs are calculated here at 0.25 per square meter. It will probably be closer to 0.50.
