To avoid this, I would ask the owner what price he envisions as a purchase price and then you can think it over. I would not be the first to name a price.

I think so too: leasehold is not rent-to-own.

But you do know what the market value is for roughly similar plots for sale currently in your area.
You would have to start there first. Then possibly mediate with the amount still to be paid...
Market value €300,000
Minus still to be paid €75,000
€225,000 and then into mediation, I estimate between €150,000 and €200,000

The past lease has imho nothing to do with a purchase negotiation. The contractual obligation, however, does. Since the owner has indicated wanting to sell, he should make the first offer.

Quite simply: payment of the standard land value as a minimum, but the plots are probably actually more expensive. Afterwards, the hereditary building right is relinquished and you have a house on your own land. Thus, anything below the standard land value would be a bargain, but also cheeky of you.

Well, the standard land value is the reference value for an undeveloped plot. Ours is burdened with a hereditary building right for another 52 years. We pay an annual ground lease interest of about 0.7% based on the standard land value. I don't think there will be many external interested buyers for such a property.

Therefore, I think we would do it for a price between 100k and 120k.

As a lessor, I would simply let the contract continue and in the future fully exploit the interest... Wanting to pay half the standard land value as a lessee is cheeky and almost insulting. Others probably don't want the plot, that's correct. But as soon as you buy the plot, it is no longer encumbered with the hereditary building right.
