we would be very happy to receive your constructive feedback on our construction project.

Development plan/restrictions

Size of the plot: 508 m² (approx. 17 meters wide)
Slope: yes (south-facing slope), 8-9 meters gradient towards the street
Site coverage index: 0.4, floor area ratio: 0.8
Building window, building line and boundary: -
Number of floors: 2.5
Roof shape: gable roof

Requirements of the builders
Style, roof shape, building type: solid house, gable roof
Basement, floors: basement, ground floor, upper floor
Number of persons, age: 2 (36), (29)
Office: family use or home office?: home office
Open kitchen, kitchen island: open kitchen with kitchen island
Fireplace: yes
Balcony, roof terrace: balcony on the ground floor
Garage, carport: carport
Utility garden, greenhouse: no

House design
Who is the planner:

What do you not like? Why?: placement of the stairs. House shape (seems a bit boring..)

What is the most important/basic question about the floor plan:


We are interested in open, honest feedback (of any kind) regarding the floor plans. What could possibly be solved more beautifully / elegantly? Does the arrangement of the windows fit?

Where is North?

Why are the nicest rooms with garden access office and party?
I think cooking/eating belongs to the garden and would move the rooms downstairs.

Depending on own contribution, your budget is not enough. The slope costs.

Thank you! Going to the basement to "live" is not an option for us. The hillside is south-facing and from there you have a fantastic "view".

Why not?

The best rooms are being used here for an office and an occasional room...

Kitchen/dining directly by the garden would be one of the reasons why I would even build a house.

This is not a simple basement, but good living space because of the slope.

Why not?
With the hillside, you also have a good view from the basement.
You are building a large house with the disadvantages of an apartment.

The view from the balcony is even better than downstairs. We discussed the idea of putting the living space in the basement, weighed the pros and cons, and decided against it. One should also feel comfortable. In the basement, you can't just leave the sliding doors open (e.g., with children), my girlfriend would also like to see the street from the kitchen, and we don’t want to go up and down stairs every day, for example to open the front door for someone. The large living and dining area has more space upstairs because the back rooms in the basement are dark. If necessary, the rooms downstairs can still be planned differently later.

Nevertheless, of course, you are both right, and I know many people who precisely want to have their living space open directly to the garden. We are not among them.
