I already have several offers from different providers. Based on the information provided so far, I also assume that 450k simply is not enough in this constellation.

That's nonsense. You have 385k for a house. Of course, you can get a nice (small) house with that. Does it have to be a garage? No, a carport or an open parking space is enough to start with. Does it have to be a finished garden for 20k? No, pave the driveway, make a simple terrace with a sunshade, and the rest of the garden will come little by little. Please get the kitchen from Ikea and assemble it yourself – and don’t use luxury appliances. Etc. And now here comes the real kicker. Just don't build, but buy an existing property. It’s then not new-build level, but still your own home to grow old in. And if you two don’t have two left hands, there’s a lot you can do to make it nice.

The best thing to do is to have a look around the various Facebook groups of the house manufacturers. There you can also get an overview of occurring defects.

what is your current status – we are also currently at a similar point.
The plot is reserved – foundation slab and earthworks as an estimated price – the house is open – budget 450K
I can tell you it is extremely tight!

Since SeppWeller has not been active since the end of May, I do not believe he will read the question.

My general tips if you are working with a rather tight budget:
1. Clarify ground risks early! That means: soil survey (foundation recommendation, disposal class). Drainage connections (especially depth). Connection fees in the area. With this information, you can rule out some of the most unpleasant surprises in advance.

2. Set a priority list: must have, nice to have. What should be done immediately, what can possibly wait a few years?

3. Some work can be done relatively well in self-performance, or savings can be made through external contracting (e.g. laying vinyl or laminate, wallpapering). Others should rather not be outsourced, even if it sounds tempting (especially whenever warranty is a big issue; example foundation slab).

4. Even if it hurts, still keep a buffer. Something always comes up.
