Hello everyone,

what are your current experiences with delivery times / installation times for timber frame houses?

Yesterday we had a conversation with a prefabricated house company that can only start installation in Q4 2023. That is 2 years! At least they offer a generous fixed price guarantee of 24 months...
That means I would sign the work contract now and can already take out the loan. Typically, the interest-free waiting period is 12 months, which means I would have to pay about 1 year of rent + interest on the loan and still hope that the house is delivered within the 24-month fixed price guarantee, otherwise it will get even more expensive...
Is that normal? The seller said this is normal in the current building materials situation, and with any manufacturer with shorter delivery times "you should be skeptical." I know that is naturally a marketing argument, but it did make me a bit worried...

Therefore, I wanted to ask what installation times or delivery times were told to you?

We have also already been in contact with other prefabricated house manufacturers, who guaranteed that the house will be delivered within 8 months after building approval. Well, it would be bad for us if the architect of the prefabricated house company then needs 12 months beforehand to draw the necessary approval plans...

More or less normal what you have heard in the last 1-2 years.

Whoever builds faster is lying or is a botcher.

For many, this is a reason to rely on a smaller regional manufacturer or to build a solid house with a regional construction company.

I consider it a misconception to count the money as provided already at the time of ordering.

Price guarantees without construction time guarantees are worth little. In this regard, I see a sufficient share of the risk on your side if the processing time of the building authority is excluded. had a thread on this just a few weeks ago (I am currently pausing my linking service due to several thread category shifts, so unfortunately everyone has to search themselves). If your architect has done a proper job in performance phases 1 and 2, then the draftsman cannot have time-consuming work on approval maturity anymore.

What do you expect from taking out a loan already now?


That was absolutely uncommon even when we built (6 years ago). A lead time of 1 year was the norm, and the market has not exactly developed in favor of buyers since then. How does the salesman want to guarantee that?

Our offers, which we obtained last August, were already at
- the regional solid construction company at the start of construction 14 months after contract conclusion plus 10 months construction time. But as I recently heard, it is now even longer
- the prefabricated timber house manufacturer operating in southern Germany at assembly 56 weeks after granting of building permit (we alone had to wait 12 months for that...) plus fitting-out time
