The reason why we would like to plan through the architect is as follows. We were with 3 different developers, and if you have trades removed from their calculations, you hardly get any credit for it. So it really won’t be worth it to award the work elsewhere, unless you can also save on labor costs. I just think that the margin when awarding trades separately to companies is larger and that the whole thing does not disappear in the mixed calculation of the developers.

My plan would be the following: we have our house planned by the architect and with this drawing we obtain various offers; of course, you also have the opportunity to check with the developers so that they can submit an offer for the planned house. I just don’t know if that is feasible?

The big disadvantage of individual contracting is also that you really have to take care of everything yourself. This is, for example, the [Dixiklo]. Or possibly the [Gerüst]. The big advantage, however, is that you can respond flexibly to problems and also decide on many things later.

Hello,


You surely mean general contractors (GC) or general subcontractors (GS). The correct use of terminology is very important; a developer (DV) hands over the house when it is finished, sells you the house & land, and you have a maximum of 7 installment payments.


If a GC credits you for a trade, the labor costs are usually included in the credited amount. The problem from your perspective: the vast majority of GCs/GSs have a fixed bid budget, based on which they negotiate terms with their subcontractors at the end of the year. These basic incomes secure the subcontractors' economic operation; it becomes interesting for them when builders upgrade the standard, i.e., purchase additional features. Which does not simultaneously mean that the prices for these additions have to be totally exaggerated!

Removing individual trades also always raises the question of warranty. For example, we only allow self-performance or external contracting once our part of the house construction is completed. So, removal of trades always from back to front.

Of the 7 architects contacted, two declined outright, 4 only accepted with prepayment/order, and only one, who was very committed, even looked at the building file at the building authority and subsequently created a draft. We only had to pay the information fees.

However, we had the feeling that this commitment is not a matter of course and is therefore very rarely encountered.

The further talks with other architects were far to very far removed from this.
