Hello everyone,
we have bought a house on a slope, where the exterior facilities are still missing. From house construction, we know that accessibility on a slope is generally difficult. So conveyor belts and/or a truck-mounted crane will certainly be needed here as well to transport equipment and materials. We are aware of the resulting higher efforts and costs, but we cannot assess the scale.
Based on an initial plan, the following work packages need to be carried out:
- Demolition of the existing staircase up the slope to the house and construction of a new staircase (30 concrete block steps)
- Construction of a gravel area in front of the house, laying 120x120 concrete slabs as a path within it (approx. 50 m²)
- Construction of another staircase behind the house with lateral L-stones (13 concrete block steps)
- Construction of a gravel area around/behind the house, laying 80x80 concrete slabs as a path and terrace area within it (approx. 80 m²)
- Construction of a retaining wall made of basalt palisades on the embankment behind the house (approx. 23 m length, approx. 1 m height)
- Construction of two further staircases to the remaining garden area (each 14 concrete block steps)
- Terrain leveling (smoothing) of the garden area and edging with lawn edging stones (double row, approx. 700 stones)
So far, we have already had several garden landscapers from the region on site for inspection. Most never get back to us afterwards – probably because there is still plenty of other demand with "simpler standard projects." However, we have now received a rough offer amounting to around €190,000 for the above-mentioned work. This amount really shocked us. Is this an exaggerated "I actually don’t want to take the job offer," or are these costs generally realistic/expected in this order of magnitude for the project described here? Perhaps there are also concrete experiences from other/similar exterior facilities on slopes?
Thank you in advance for your assessment!
