Costs of a semi-detached house experiences?

Hello everyone,

my wife and I are looking for a property. Since prices are very high here (Hamburg and surrounding area), many things are often ruled out. Then we came across an ad where someone is looking for a building partner for a semi-detached house, planned and approved. According to the exposé, about 150 sqm living space and 300 sqm plot size. The cost is 490,000, turnkey without painting, flooring, and landscaping work. Since neither my wife nor I have much experience, I wanted to ask if an "off-site" assessment from you would be possible regarding what costs could still come up until the house is really ready to move in. It is clear that a kitchen needs to be installed. But what do the still outstanding work roughly cost? Doing it ourselves is out of the question; we want to have it done by professionals. If the whole thing seems affordable for us, I probably have many more questions, but that would be the most relevant for now.

You only know that if we know the construction service description and can tell you what is not included. What is the standard land value for the plot? What remains then are the construction costs including ancillary construction costs + garage/terrace/outdoor facilities. Currently, pure construction costs of €3,000-3,500/sqm + ancillary construction costs etc. are normal. From the gut: There are still a lot of additional costs coming your way. Many manage to just build the house for the price you mentioned, but the land still has to be paid for separately.

I paid for a similarly sized house in 2020:
- 10k for wooden flooring including installation
- 9k for a large Ikea kitchen
- 7k for the painting work including materials

I saved a bit on the kitchen. It can certainly be much more expensive. 20k is also possible for a large kitchen. I did not save on the flooring. It is certainly possible to do it for half the price if you use vinyl or something like that.
The painting work will certainly be more expensive. I had well-plastered walls, so everything went surprisingly quickly. 12-15k might be realistic nowadays for the painting work.

Thank you for your answers. So the first step would be to ask the person for the [Bauleistungsbeschreibung]. That is already helpful. So far, I have only received a brochure. I have shared the most important things from it here; unfortunately, I don't know more yet.

I would plan for €100K more and be happy about unused €

If this is a private individual, then the offer could be very incomplete and roughly calculated. 490,000 is just under a search filter of 500,000€ and can therefore be a bait offer. Additional purchase costs, construction incidental costs, painter, flooring... outdoor facilities with paving, garage/carport/garden house That can be between 100,000€ - 170,000€, if you are not willing to paint walls or lay parquet/laminate yourself. Is there an online brochure? Which private person creates a brochure? Or is it a construction company? Where did you find the offer? And where is it supposed to be? In the commuter belt of Hamburg? North or South? If the offer stands out price-wise for the region, I would be cautious. Should you buy the finished house or would you be the builder yourself? If it is a house purchase, higher real estate transfer taxes will also apply.
