We were on site yesterday and looked at the property. Last night I was able to talk to the person who created the offer. Previously, unfortunately, I had nothing new to report. It is actually a private person who has "built several times" and is looking for a building partner and apparently created the exposé. They have already received several inquiries but preferably want to only sell the land and then build together. This is supposed to take place without a developer because that would drive the price up, and they obtained cost estimates from the various trades for the offer. A buffer has already been included in the purchase price for the "turnkey house" in case it turns out to be more expensive than expected. For us, all this was too unclear and rather not an option. What if we buy the land and the other party decides not to build after all? Or only in 3 years? And how long is the construction supposed to take if the individual trades have to wait for the preliminary work of other trades? Or suddenly increased construction costs, which makes financing difficult.
