Costs for prefabricated house

Hello,

We are a still young family with one child and are thinking about building a house. Since we are still very inexperienced in this area, we are seeking advice here. How much would a prefabricated house, approximately 120sqm, turnkey and including technology, without a basement, cost us? Is that feasible with €220,000?

We have a plot in [Ausblick] with 300sqm. Is that enough for a house with a garage and garden?

Hello So if 220,000 is not enough, then that is already settled. We would have 350,000 available. but 130,000 were planned for a piece of land.

I don't really see a garage... 300sqm is house and green strip around it... possibly also a sandbox and a small terrace...

Is equity available? Can you afford the burden and possibly double burden during construction?

130,000 for 300sqm is already tough... but well, it's Bavaria...

I would recommend looking for a cheaper plot (max. 70K)... and then recalculate... but I think that's difficult to impossible in Bavaria...

450 sqm currently start at 160,000 with us. So well, then we'll wait a bit longer. Thanks for your help.

I know the deal with the lousy land prices. In the end, we also had to pay over 300k just for the land. There's only one thing that helps: Save, save, save..

I give you an example. Our house is a bit smaller, 110 sqm. It initially costs 163 thousand euros. So, that sounds relaxed. Now you should calculate what else comes on top. The price is without painting and plastering the drywall ceiling: 4 thousand if you can get it cheap—you have to know someone for that. Otherwise 5. Kitchen: 5; garden landscaping 10; garage precast concrete part REKER 7500 delivered and installed, simple version. Additional earthworks 7 thousand; utility connections etc. 7 thousand. Upgrade tiles 200,-; sanitary 1200,-; electrical 1300,-; vinyl floors where no tiles are laid 4 thousand. Building permit 800,-; construction electricity, construction water, final surveying finished house: I estimate that at 2000,- We add up: 163 plus plus equals 213 thousand euros. So you have 50 thousand additional costs. And that is really sparingly built, what we do. No gray windows, no bare roof tiles, no expensive KNX technology, no expensive heating, no huge tiles, no fancy rimless toilets. Polish windows. Interior doors simple white, smooth. Front door plastic. Without roller shutters, without controlled ventilation system, only moisture-regulated exhaust fan by Maico in the bathroom and forced ventilation in the window rebate. No fancy terrace, but gray concrete paving. Gravel driveway, little frills. Kitchen Ikea. So: that must be clear to you. You don’t get a palace, but just standard. Habitable, warm, dry, nothing to show off. So... and now the bitter pill. The whole thing happens in Schleswig-Holstein, very close to the border to the Kingdom of Dk. Now applying all that to Bavaria, is that possible with your prices and your standard expectations? Karsten
