Cost per cubic meter of built-up shell space

Hello everyone, I just spoke with the shell builder, he told me a price of 90 euros net per m3 of enclosed space in BW. What do you think about the price? Good or should one still negotiate, does anyone have experience? Regards and thanks MaJu

Shell construction with or without roof? With roof very inexpensive, without roof still okay I would say, based on our contracts. We paid about 100,000.- (gross) for approx. 830m³ including roof.

Purely out of interest, the material is included there, so not just the pure labor?

Yes, certainly, floor slabs, basement, ground floor and attic, intermediate ceilings and roof completely closed. Therefore, I can hardly believe the 90.- / m³, as we had been searching for a while until we found a reasonable and cheap provider in terms of quality. Surely it is always cheaper with Heinz von Heiden or similar than with us, but if you leave out the discount providers, ours was already quite cheap (in our area).

Price refers to the shell construction without roof including Stein 36.5 Ytong

Then it is probably a bit more expensive than with us, however it also depends on the number or m² of interior walls, how thick they are, the geometry in general. In addition, we had built with KS. Whether the insulation was included with the facade & plaster or with the shell construction, I unfortunately cannot say. It definitely does not completely exceed the usual range, our contract was also concluded over 3 years ago and everything is getting more expensive...
