As already mentioned several times, it is my subjective assessment that this is a top location. Those who like living in the city should do so.

I also live in the countryside and have completed a construction project with uncertainties. Therefore, I know that the initial estimate can be off by a significant six-figure amount. We knew this beforehand and also that it wouldn't affect us. If for you 100K or 300K more doesn't make a difference in your lifestyle, you are well prepared for such an adventure. If not, then there is a good chance of sleepless nights.

I can understand. If you come from the area and don’t want to be closer to Stuttgart or Heilbronn, you are really well placed there. By car, you can quickly reach good jobs in the surrounding area.

Regarding the shell construction. I would have advised you to take an architect with you right away who can assess it and possibly take over. It may cost a bit more than an expert, but he has appropriate contacts with companies in the area and that can’t hurt for a realistic assessment.

I don’t see it as bleak as the others do. If there is a roof on it, the shell construction can stand dry for 25 years without much happening to it. Ok, probably everything first has to be completely cleared of animals and plants before continuing to build – there are special products for that. With the electrical system and heating, I would assume total damage, but I wouldn’t immediately tear down the walls and the roof. I’m curious what the appraiser will say.

Maybe you can still negotiate the price down a bit if it is not such a sought-after area. That a "ruin" stands empty for so many years would not necessarily surprise me. There are always cases, for example, of [Erbengemeinschaft] who cannot agree.
