Cost of DH or townhouse

Ok thanks for the hint, as a layman I wouldn’t know this and a thousand other things. To come back to my second question, does anyone of you know a prefabricated house manufacturer who would also build 2 terraced houses. Because for us the size ratio would be completely sufficient and we both don’t want too big a plot. Or is that not much cheaper than a semi-detached house? I once read somewhere that terraced houses are simply cheaper, for whatever reason.

Terraced houses are only considered as such from 3 houses standing together.

The reason for the lower costs is the small cost advantages mentioned by Yvonne and the usually much smaller plot of land.
The more houses are built together, the greater this price advantage becomes. Whether I bear the travel costs alone, as two, or as five people already makes a difference.

There might also be a price advantage in insulation between the buildings. There, soundproofing is more important than thermal insulation. This advantage applies to a semi-detached house on one side, and to a mid-terrace house on 2 sides. Again, another reason why mid-terrace houses are cheaper.

The smaller plot becomes noticeable with a semi-detached house in that one house is placed on the boundary, while the other is not. This can save about 3 meters x plot length on the ground. With mid-terraced houses, this applies equally to the left and right. Terraced houses are mostly offered by developers; you have fewer possibilities for individuality in construction, which ultimately has a positive effect on costs. However, more land transfer taxes must be paid here. In addition, each individual change will cause additional costs.

A semi-detached house is offered by almost every common construction company.

Basically, the plot must also be designated for a semi-detached house (development plan). New development areas always include a percentage of plots for semi-detached house construction.

Maybe it would be a good idea to make a call to the municipality, in case you already have a plot of land. Here you could discuss with the responsible clerk which costs will arise for you and which might be duplicated.

We built a semi-detached house with a prefabricated house provider. They would also build you a 3 / 4 / etc. span unit. We often saved money: joint excavation - only one construction pit, only one construction power/water supply. Only one scaffolding. Joint garden landscaper. Overall, I would estimate the savings on the construction work at around €15,000. However, this is only an estimate - we always received the semi-detached house bonus as a discount - who knows how much the discount would have been otherwise.

I will probably only find a townhouse if it is pre-designed, since there are only two of us.

I still have one question, perhaps regarding the basement.

Here it is estimated with approximate costs of 40K, which would be too expensive for the use.

But what if both of us want one? Can you save a lot here or does it not make much of a difference?
