If you are really planning to convert the attic, then also think about the supply lines from the utility room. Heating, electricity, and LAN network. It does not have to be done immediately, but provide empty conduits for it.

Regarding the escape route, I happened to think about it yesterday as well.
Our window in the gable wall is actually over 60cm wide and the sill height is also under 1.2m (both required in Bavaria).
However, we chose floor-to-ceiling windows with fixed glazing at the bottom, so now the actual opening height of the window is below the required 1 meter.
I am not sure, though, if it might be enough that the bottom glass would be easy for the fire department to break.

On the other hand, only in the case of 3 children would our bedroom be up there anyway, and we ourselves would comfortably get out through this window.
So I don't know if we might just not care about it.
But we had water installed upstairs alongside electricity, in case a family member wants to actually live there someday.
But that is so far in an uncertain future that we definitely don't want to install a roof window for it now.

Unfortunately, it is not indifferent because it is written in the building regulations and it must be that way so that you can even convert the upstairs space and then also live there. And if there is a fire and the fire brigade cannot or can only barely get in with their equipment, it could probably also lead to insurance problems. We have the same problem. Therefore, we will retrofit the window as soon as the funds are available. In an emergency, we can get out, we have a large window facing the street. But both the issue with the 1m as well as the necessary size and opening angle are simply not met. Unfortunately, we only realized all this after the attic conversion. The roofer did not think about it, we did not know, and were only alerted to it too late by a structural engineer.

One more offer (is already installed and also paid for) The shading is included as well as the emergency exit opening It is almost exactly €3000 (net) Additional effort afterwards for sure: • Scaffold (or similar) required • Cover tiles • Cut and remove roof insulation • Set replacement afterwards etc.

We also plan to install one – or several – skylights only after construction, if they are really needed then. They are offered between 1,800 and 2,000 depending on the size. However, the builder said it is not a problem and not very expensive to retrofit them, and if you want to save money, he would do it exactly there. I would also rather pay attention to what said: to provide empty conduits and connections for heating in advance. Or a triangular window, which is difficult to retrofit.

Heating is considered. But what exactly is a [Dreiecksfenster]? We also wondered how much effort it would be to enlarge the [Giebelfenster] afterwards? Is that easier than below, because there is less weight above, or harder because you need scaffolding? Does anyone happen to know? It’s not easy when you have to be careful that costs don’t spiral out of control, but on the other hand you also don’t want to practically put everything out of commission just because of €100 now.
