Cost estimation per square meter of living area for a hillside house with basement and garage

Hello forum community,

we are planning to build a bungalow with a basement on a slope. The basement is not due to the topography, but rather because the building may have a maximum external dimension of 117 m2. This is dictated by the development plan. To be able to realize the project including the necessary land purchase at all, I would like to estimate the total costs in advance to be on the safe side.

The land would be undeveloped or only partially developed and is to be built with a bungalow with a basement. I have roughly designed it once.

We are two adults over 50 and one child. Plus a large dog.

As mentioned, it must be a rough cost estimate based on the current market situation. It is basically about whether we can even afford to implement the project with our means. Technical details should be left aside for now and will be discussed later.

For the land, I am currently assuming approximately 100,000 euros.

Our later level of equipment should be standard to slightly upscale.

In principle, it is first about whether we can realize this with our means. Just roughly.

The ground floor will be about 90 m2 of living space. Additionally, the basement would come, which should definitely be usable for living purposes. It would then also be about 80 m2.

Due to the slope, the basement should be solid. On it, the basement ceiling should also form the basic framework for the ground floor. I would then like to have this built in timber frame construction.

As for the garage, I am actually not yet sure whether timber frame construction or solid.

I would basically not want to plan for any own contribution except for the outdoor facilities, wall and floor coverings at this point. If more is possible, good, but that is not certain.

Overall, this is only a feasibility estimate before we sit down with an architect.

If it is not financially feasible, we will have to look for alternatives.

If anyone would like to give their personal assessment, I would be grateful.

You really want to realize your house construction using two different construction methods (massive + timber frame)? Actually, about 20 years ago I also built on a slope like that. Basement in massive construction and on top a 1.5-story timber frame built. But only because I had built the basement myself. Therefore, later I only had to deal with a single general contractor. In your case (you don’t want to contribute any DIY work except for the floor coverings), I imagine the coordination to be difficult. Especially since the basement is also intended to be used for residential purposes.

What does not developed or only partially developed mean? An undeveloped plot is not buildable...

Regardless of what you mean by that, the construction costs are independent of the type of construction. Just calculate with €3,500/sqm living space as construction costs - then you are reasonably safe. So around €600,000 for the house.
In addition, the development or incidental building costs (from development through architect to groundwork/foundation) and garage.

I see the entire house without the plot but with outdoor facilities and garage at three-quarters of a million.

Only sewage, electricity, and fiber optic were missing. The water connection is there. Everything else is in the street in front of the property.

So if that should prove true, then it would not be financially feasible for us. Then we have to reorient ourselves to the existing market there.

I also estimate that you will spend between €700,000-€800,000 + plot with ancillary construction costs. Hillside plots are brutally expensive and your house is not small. Rather a smaller villa. I am just thinking of the huge panoramic window in the living room. I would simply start here and reduce the requirements. Then it will also work for €500,000. Upstairs only living room and guest bathroom and downstairs 2 bedrooms, bathroom and HAR. Have a look here in the forum via Google for „Grundriss Einfamilienhaus 130 qm, Hanggrundstück“. You would probably manage that today with prices for €500,000 on a hillside plot with 130 sqm (without plot/without ancillary construction costs). Such a size is easily enough for many families.
