Cost estimation for flooring, painting works, outdoor facilities

Hello everyone,

after reading along here in the forum for a while, I now also have a few questions.
My wife and I have reserved a semi-detached house with the developer in the northern Ruhr area/southern Münsterland (solid construction, 152 m² living space, 2 full floors + finished attic, 314 m² plot).
Only tiles (up to €35/m²) are included as floor coverings in the bathrooms.
The walls will be delivered with Q2 plaster (according to the developer actually Q3 quality, but that doesn't really mean anything...). For the concrete filigree ceilings, only the joints are filled.
The exterior facilities are largely not included.
According to the construction description included:

Creation of the rough grading with soil found on the property

In case of height differences between the building connection and the parcel boundaries, "embankments will be executed according to technical requirements"

House access and car parking space at the property boundary as a gravel surface without edging

Concrete block step as the house entrance platform

According to the construction description explicitly not included:
"Creation of the garden including delivery and incorporation of additional topsoil including edging at the building body, the terrace as well as all paving works"

For the financing, I now have to more or less calculate (guess?) how much budget these three items (floor coverings, painting work, exterior facilities) will require.
The work would be incurred from the beginning of 2023.

Because our second child will be born in the fall, we would like to calculate the costs so that we do not have to perform any of it ourselves.

What we would like (estimated costs):
Floor coverings for approx. 140 m² (€10,000):
Mid-range laminate or vinyl in all living rooms

Painting (€10,000-15,000):
Ground floor: paint fleece and painting with silicate paint

Upper floor and finished attic: textured wallpaper and painting with silicate paint

Exterior facilities (€30,000 - 40,000):
Driveway paved or grass grid stones
Terrace
Edgings
Slope retention? (I have an on-site appointment with the developer next week to clarify this point)
Lawn
Carport (not immediately necessary)
Garden/shed (not immediately necessary)

Have I missed anything essential in these three areas and are the estimates approximately correct?

We are having our bungalow in Brandenburg completely skim-coated (except for the bathrooms), painter's fleece applied, and painted twice. All walls + ceilings. Without the bathrooms, that would be about 125 sqm + 2.72m ceiling height. The offer is just under €9,000.
