Cost estimation for flooring, painting works, outdoor facilities

Hello everyone,

after reading along in this forum for a while, I now have a few questions.
My wife and I have reserved a semi-detached house with the developer in the northern Ruhr area/southern Münsterland (solid construction, 152 m² living space, 2 full floors + converted attic, 314 m² plot).
For the floor coverings, only tiles (up to €35/m²) are included in the bathrooms.
The walls will be delivered with Q2 plaster (according to the developer actually Q3 quality, but that doesn't really mean anything...). For the concrete filigree ceilings, only the joints will be filled.
The outdoor facilities are mostly not included.
According to the construction description included:

Creation of the rough grade with soil present on the property

In case of height differences between the building connection and the parcel boundaries, "cut slopes will be executed according to technical requirements"

House access and car parking space at the property boundary as gravel surface without edge borders

Concrete block step as house entrance platform


According to the construction description explicitly not included:
"Creation of the garden including the delivery and addition of extra topsoil including edging at the building body, the terrace as well as all paving work"

For the financing, I now have to calculate (estimate?) more or less informed how much budget these three items (floor coverings, painting work, outdoor facilities) will require.
The work would start from the beginning of 2023.

Because our second child will be born in autumn, we would like to calculate the costs so that we would not have to do any of this ourselves.

What we would like (estimated costs):
Floor coverings for approx. 140 m² (€10,000):
Mid-priced laminate or vinyl in all living rooms

Painting (€10,000-15,000):
Ground floor: painter’s fleece and painting with silicate paint

Upper floor and converted attic: textured wallpaper and painting with silicate paint

Outdoor facilities (€30,000 - 40,000):
Paved driveway or grass pavers
Terrace
Edgings
Retaining slope? (I have a site appointment with the developer next week to clarify this point)
Lawn
Carport (not immediately necessary)
Garden/storage shed (not immediately necessary)

Have I overlooked anything essential in these three areas and are the estimates roughly correct?

I look forward to your assessments.

For the painting work with a comparable living area (material + own work in the spare room + painter in living-dining room, kitchen, hallway, and bathrooms), we already paid more than €15,000 five years ago. Floor coverings (mid-range parquet) including installation were €14,000.

There has just been increased discussion about outdoor facilities in the thread "Realistische Baukosten & Finanzierungsplanung?" ( ), with opinions varying greatly. However, a few people have also shared more concrete excerpts of their numbers there, which I always find interesting. As always, I think it largely depends on what one envisions.

I can't say anything about floor coverings/painting.

I actually find the question interesting because we are currently looking at many developer offers that are structured similarly (i.e., where floors and painting are initially excluded). Would there be an option to add that at your place? That would probably be our favorite if possible and within the budget, but of course, the question is whether that is even possible or how royally they would charge for it.

We are having our bungalow completely (except for bathrooms) filled, paint fleece applied, and painted twice in Brandenburg. All walls + ceilings. Without bathrooms, that is about 125 m² + 2.72 m ceiling height. The offer is just under €9,000.

I would rather see it at 15-20k€ in the current situation. Usually, it also has to be rolled twice. That already takes time.



Depends on the sizes. I currently have an offer for a double carport at 20k€ and declined it gratefully. Paths and terrace also depend on the materials you want. Garden houses are also around 2-4k€. Don't forget the patio furniture, garden furniture, play equipment, swing, trees, and plants. Topsoil will probably also need to be done. That can quickly cost several thousand. Especially if you don't want to do anything yourself. Better plan 10-15k€ more and be happy if some is left over.

We are currently building in the north of Berlin, is that still within the range of your painter? For just under 140m2, we are currently looking at €20,000 based on the first offers. Otherwise, I’d be happy to get in touch ;)
