In short: the gullible trust in the architect and insufficient verification, which is 100% on us (especially me).
Regarding financing or calculation, the architect's cost estimate, as it turned out, did not include all the discussed points; "outdoor facilities €25,000" as a fictitious example. The financing was based on that. Trade by trade. Obviously partly without obtaining offers.
In the tendering of the trades, not all points we had discussed in advance were considered either. This resulted in the fact that only after awarding the contract - again, watch out here! Don’t just compare names and amounts on a scrap of paper. Have all offers sent to you, check position by position and ask directly the trade/craft business in case of uncertainty, not just the architect - the differences between the specifications (Lastenheft) and the functional requirements (Pflichtenheft) became apparent.
