I don’t see it that way, because except: ... it would remain at the old height in the hallway, i.e. you would have a step / ramp somewhere.

Yes, windows are per se common property.

But as far as I know, case law has only demanded removal in cases where there was a visible change. For example, aluminum replaced by plastic or without a bar replaced by one with a bar, etc.

Thank you very much for the input. So I will only lower the ceiling by a few centimeters so that I can install spotlights there.

An acquaintance of mine has already done the dry construction in my apartment – he says it would cost about 8500 EUR for the entire area.

Thanks for the tip about replacing the glazing. But I will have to remove a few windows anyway to replace them with stone. The entire ground floor basically consists of windows....

The change of use and the alteration must, of course, be approved before the contract. I assume that the owner also owns the units above.

The doctor moved out because a medical center was built in the town. The doctor certainly had a say in the construction. I will also ask about the reserve funds and whether construction measures are pending.

We would like underfloor heating at least in the bathroom. The rest can stay.

I doubt the feasibility. Both regarding the common property (what was said about windows naturally applies even more so to windows that are to be bricked up); and because that significantly changes the appearance of the building.

Doctors have cleaning done and, if unavoidable, whitewash the ceilings. The profession mostly consists of renovation-phobes who would rather completely change rooms after thirty years than replace the 1980s waiting room glass door with a more contemporary example. If the assistants allowed it, typewriters would mostly still be there today.

Look for another property.

why should there be any backup during the renovation. I will have to do everything new anyway. I will not touch electrical and sanitary pipes as far as possible except for the extension etc.

Replace sockets, new floor everywhere, new walls, windows.

The electrical wiring is not broken or anything.

I just don't understand that there should be a backup. It is a multi-family house owned by one owner who only sold the ground floor. The renovation has nothing to do with the doctor. He was "only" a tenant.....

If there is only one owner for the entire house, you can - if you agree with him = the owners' association - basically do whatever you want.

The problem will only be that there are no reserves and if something needs to be renovated (new heating), you will have to take a big gulp from the bottle and pay a hefty special assessment. The owners' association (and the current owner holds the majority there) decides and a larger part of the costs remains with you.
