So the owner and I are now in negotiations.
I was on site again and inspected it.
The windows really make a good impression. Wooden windows with aluminum on the outside. They were installed above standard back then.
Everything consists of dry construction. Therefore, removing and adjusting walls is no problem.
The connections all run through the suspended ceiling. Therefore, adapting the installation for electrical/heating/plumbing would also not be a problem from my point of view.
We would design the bathroom and kitchen so that we connect near existing connections.
Overall, the building makes a solid impression.
The only drawback is that the oil heating system is 35 years old. No conversion measures are planned. If the heating system needs to be replaced, there are EUR 40,000 reserves available and it will be an oil heating system again. => no gas connection nearby
I am trying to push the price down again and hope to manage with EUR 40,000 renovation costs.
As I said, the rooms will stay as they are. Only 4 walls will be removed and adjusted.
The radiators will be replaced and about 12 sqm of underfloor heating will be installed in the bathroom.
