I don't quite understand why it's suddenly about Nordlys' costs/drainage...? 1500€ development charges wouldn't have even covered the undeveloped plot for us (I think), and electricity/telecom etc. are not always directly ON the property for everyone. The OP should better inform herself about her own property...

She, the OP, did inform herself. She writes that she is calculating with 10 thousand for the connections, just asking if that is realistic. She also says that it is a developed new building area, water and telecom are already on the property. She doesn’t know about electricity, she doesn’t mention gas, probably doesn’t need it. The only thing I then did was to tell her our costs, which implicitly says that the assumed 10 are probably about right. What came next annoyed me, namely the implicit accusation that you are lying. Your information is never correct. However, I am not fantasizing here, but stating what is. If your numbers and experiences are so different, please tell the OP. Forum rules. Respect, good faith, honesty are keywords I recall here. One can always be mistaken, but I first assume that no one is posting fairy tales here.

With us, you alone are liable for 5000-6000 for the [kanalanschlussgebühr]; plus the costs to establish the connection on your property. But these are all costs that vary greatly depending on the location. @TE: just call the suppliers and talk to the city regarding wastewater.

I don't think that's enough. Just use a notary calculator. They also depend on the amount of the land charge; in your case, I come to about 3300€.

Depending on the municipality's fees (repurchase rights, etc.), another 1-2K€ will be added.

If your little tirade of scolding refers to me, calm down; the note that the development fees are missing was solely for the OP and you don’t have to feel attacked by every little thing. :)

Edit: just reread, the OP only wrote about a "developed property" and even asked herself what that means for the lines. That CAN mean that they only lie in the street in front of the property and you have to organize the meters between the property boundary and the house yourself completely. Best to ask the municipality where exactly the various utilities lie...
