I do not want to go into this any deeper, as it is not productive. In my opinion, she already calculates very realistically; if 2000 are missing, there will be some leeway elsewhere. She discusses the fundamental problem elsewhere. No equity, one hundred percent financing. That would not be for me.

Fully connected is a property even if water, sewage, gas, and electricity run somewhere in or along the street next to the property.

And even if a manhole is already on the property, it can incur costs; construction cost subsidies is the keyword here.

The sad thing is that OP chose a general contractor who has significant gaps in the construction service description and does not install brand products, but house brands. This can be read in a parallel thread. Unfortunately, OP has not yet commented on this – but the KfW40 cladding, the cheap loan, will fix it, supposedly.

So far, I can only say something about the geotechnical survey, and most offers were around €1,200. We had it done for €827. The rest sounds realistic as far as I have learned about the costs so far. Possibly plan a buffer for the soil. The costs can be significantly higher here than you estimated - but fortunately also cheaper. It depends on the soil, channel length, number of inspection shafts, ...
