Cost breakdown drawn up by the architect for ING

Hello everyone,

I have already received a financing commitment from ING and the loan agreement has been confirmed by both parties.
The lion's share of the financing goes towards the contract with the developer.
For the remaining work (own contributions for interior finishing, incidental construction costs, outdoor facilities), ING is now requesting a cost statement confirmed by the architect before the first disbursement.
With the financing request, I submitted a self-prepared cost statement that includes all items and was thus also considered in the loan amount in the contract.
However, the planning office with which I made the preliminary design is now having difficulty drawing the statement I prepared.
Is there a way to bypass the signature of an architect here?
Does anyone have experience with reaching an agreement with ING on this?

Developer or construction company? A developer builds a house on their property and sells it to you when it is finished.

Had our lineup signed by the seller back then, that was enough for ING, words of our broker "realistic information"

The saleswoman of the general contractor? Did you have a property developer or a general contractor?

Good evening,

currently, banks have become very cautious anyway, which is why they insist on the "plausibility" that can be confirmed by developers/BU/architects.

if the "planning office" disagrees, ask them if "your list" can be adopted with:
"estimated costs"?

then they are off the hook (the costs are just "estimated") and for ING that is enough, as long as it is signed + stamped by people who know their stuff ;)
