The seller inherited it himself, either does not know exactly or at least pretends not to. We only noticed the designation in the land register at the notary appointment, after which we included in the contract that the contract is only valid if it is buildable. We are buying it at the building land price.

Then everything is OK.
Then you are the owner and the building authority is your contact.

The problem is that as a recreational area it is not a full-fledged plot of land. No primary residence, not every building is allowed. But I see no problem with the reclassification to building land.

Hey, just wanted to ask how it turned out. I have a similar case. The plot is a building gap, I have already been in contact with the city planning office. They also confirmed this in writing and specified requirements for escape routes, sealed surfaces, etc., and now the draft of the notary contract states recreational area, since the owners only use it as a garden.
